Hold the format constant

Compare one-bedroom units with similar internal area first. A headline psf comparison can be misleading when balcony share, study nooks or internal dimensions differ.

Keep a table of internal area, outdoor area and total quantum by unit.
02 / THE CHECK

Rank the exposures

Use the site plan to test afternoon heat, roads, pools, service areas, neighbouring blocks and overlooking. A marketing view may be temporary if another parcel can be developed.

Mark what is confirmed today and what may change.

Demand evidence for the premium

A more expensive floor or stack should buy a benefit that is real, durable and useful to a future 1-bedder buyer. If the difference is cosmetic or uncertain, compare the premium against another layout or project.

Record the premium in dollars before deciding whether the benefit is worth it.
